Study reveals areas with cheapest, most expensive rents in Nevada

As Nevada continues to grow, certain parts of the Silver State have seen rent rates steadily rise, especially areas in Southern Nevada.

In June, real estate site Zillow found that, while home values dropped, rents in Las Vegas were growing faster than anywhere in the country.

This was a few months after Henderson took that same title from ApartmentList.com.

Now, UnitedStatesipCodes.org is using data from the U.S. Census Bureau to reveal the most expensive and cheapest rents by zip code in the whole Silver State.

The rankings are based on median monthly rents, and this year saw some major changes, especially in the state’s more rural areas.

For the whole state, the median monthly rent is $1,051, which rose in 2019 by 4.8 percent from $1,003.

The cheapest area in the entire state for rent is postal code 89427, which covers Schurz, Nevada. The town is southeast from Reno and has a median monthly rent of $324.

Bordering Schurz is Hawthorne, which shows up at number five on the cheapest rents in Nevada with a median monthly rent of $555.

Southern Nevadans will find the cheapest nearby rents in Jean, zip code 89019, where the median rent is estimated at $535 per month.

However, when it comes to the most expensive rents in the state, Southern Nevada, zip codes in the Las Vegas valley in particular, shows up more than any other area in the state.

At number one with the most expensive median rent in Nevada is 89085, located in a small portion of North Las Vegas bordering Grand Teton Drive and Decatur Boulevard. This area has a median rent of nearly $400 more than second place at $2,144.

Zip code 89138, an area of Las Vegas bordering Red Rock Canyon and previously number one, is number two on the list with a median rent of $1,751.

The rest of the top five include 89044, an area of Henderson east of I-15 and south of St. Rose Parkway, 89135, a west valley area that includes south Summerlin, and 89141, a large portion of the far southwest. These median rents range from $1,582 to $1,662.
