Remember when the low $400,000s scored legitimately large—and often new—houses in places like Ormewood Park, Reynoldstown, and Kirkwood?

Just a few years ago, that was the reality. But those ITP prices for non-shoeboxes aren’t totally extinct, as this fresh listing in Riverside is proving.

Standing since 2003 about three blocks from the fire-ravaged former home of B’s Cracklin’ Barbecue (get well soon), the three-bedroom residence is set back from the street on a verdant lot, with proximity to nearby parks and retail.

It might not be as centrally located as many intown home-shoppers prefer, but access to disparate attractions—from The Battery and SunTrust Park to western Buckhead and the burgeoning Howell Mill Road corridor—is hardly problematic.

Listed at $414,900 in recent days through Atlanta Communities, the home counts two and a half bathrooms, including a revised master. Property records indicate it has just shy of 2,000 square feet.

The highpoint could be the multitiered backyard with a variety of swings (for all ages), a fire pit hangout, gazebo, deck, and what appears to be real seclusion. The listing anoints it the all-caps “BEST BACKYARD IN THE NEIGHBORHOOD.”

It’s an attractive package overall, but competition could be real, as the area has no shortage of houses in the $400,000 range, or cheaper.
