Perimeter’s latest transit-connected building has topped out

The vertical growth around ATP Atlanta—that’s At The Perimeter—shows few signs of hitting a ceiling right now, especially in places easily accessible to public transit.

Checking that MARTA-connected box is a new Class A office building called Twelve24 in Dunwoody, which will offer tenants fresh perspectives on the city, say officials with developers Trammell Crow Company and CBRE Global Investors.

The glass-clad, 16-story structure has topped out, with expectations of opening in early 2020.

National staffing and services company Insight Global has signed on to lease about 70 percent of office space in the 1224 Hammond Drive building.

Occupying about 4 acres adjacent to Perimeter Mall, Twelve24 will be the only multi-tenant office building with direct access to the Dunwoody MARTA Station, via an elevated skybridge, officials noted.

Expect 335,000 square feet of offices overall, along with 11,000 square feet of ground-floor retail.

The fifth floor will feature a tenant lounge and amenity deck—outdoor yoga area and al fresco conference center included—that’s connected to a new Hyatt Place hotel.

That nine-story, 177-room lodge is expected to deliver 2020.

Dunwoody and Sandy Springs, in particular, have tallied strong growth since the recession, punctuated by State Farm’s massive new transit-connected campus.

Elsewhere, a boutique hotel and retail concept near Perimeter Mall was announced last week, joining a groundswell of nearby projects such as the 40-acre mixed-use High Street Atlanta, The Park at Georgetown Food Hall, and the mixed-use Perimeter Market Place.
