A pair of projects will transform the lowest and highest points in a Downtown Boise high-rise.
The One Capital Center building at 9th St. and Main St. has been through a metamorphosis in the last few years. Once the home to the JR Simplot Company and Angell’s Bar and Grill – the project lost its two highest-profile tenants in recent years. Simplot decamped to a new HQ a few blocks away, and Angell’s closed.
But a string of new projects in the 1973 building continue to reshape the building.
The team behind State and Lemp said it would build a permanent lounge and restaurant in the old Angell’s spot to be known as Kin. Work on that project is underway.
Ampersand and a view
Now, a new skyline bar will open on the top floor.
When Simplot moved, it left many areas vacant – including the 14th floor. The highest point in the project didn’t house fancy executive offices – but instead, that’s where the mailroom, break room and other more mundane functions resided. (Even company founder JR Simplot kept his office down a floor on 13. Go figure.)

Now, Kris Komori and Remi McManus, noted on Instagram it will also build out a large space on the 14th floor.
The team’s Ampersand bar will take over a spot on the top floor of the building. The City of Boise doesn’t yet show any permits filed for the bar, but demolition permits earlier this year cleared out space for future use on the 14th floor. We scoped out the space and demolition is complete and ready for new buildout.
A leasing brochure shows a 3,200 square foot space on the 14th floor. The space has sweeping views of the Boise foothills to the north.
Komari and McManus have been working on their next act since selling State & Lemp. They initially looked at developing a concept in the old Sav-On Cafe building before landing on the One Capital Center building.

Boise has not fielded a high-rise eating or drinking establishment since the closure of The Radio Room in the former Top of the Hoff space more than 10 years ago.
