A new future for the Boise Outlet Mall? Owner pitches new uses for largely empty mall

The Boise Outlet Mall on the eastern edge of Boise feels more like a ghost town than a mall. With just four outlet stores remaining, the vast majority of space in the 165,000 square foot mall sits empty. With retail flagging, the property’s owners are now marketing the buildings for other uses.

According to a leasing flyer, the long-struggling outlet mall sits 60% unleased. Traditional retail includes the Vanity Fair Outlet, Eddie Bauer, Pendleton Outlet and Hanes-Bali-Playtex. The center also hosts fitness and education uses. Adjacent to the center, the City of Boise owns Idaho IceWorld.

The remaining suites are now listed on LoopNet for conversion to office or other non-retail uses.

From the LoopNet listing: “A variety of uses are available from traditional office, to call center, to flex conversion type uses. Some suites have opportunities to be modified with roll up doors for ease of access for medical and transportation related storage needs. Great opportunity for engineering and tech firms, career tech education, etc.”

First Premier Properties, which owns the center, lists suites ranging from 1,200 square feet all the way up to the full extent of the vacant space.

It says a large tenant could see its branding on the large red and white water tower on the site.

“There are future plans to re-paint and rebrand this water tower,” the flier notes. “The ownership is open to co-op opportunities with future tenant branding.

Mall in a changing area

The area around the mall continues to evolve toward more intensive industrial uses. The Capital City Development Corporation and City of Boise formed a new urban renewal district in the area earlier this year. Amazon will open a new distribution center near the site, and a large solar company is converting a warehouse across the street.

The mall opened in 1994, developed by the Simplot family’s S-Sixteen. It sold the center in 2001 and it changed hands several times over the year. The mall features five strip-style buildings around a large 1,100 space parking lot.
