Arizona tenants who qualified for eviction protection must reapply

PHOENIX — Arizona tenants who previously qualified for protection from eviction during the coronavirus pandemic must now apply for it again.
The eviction moratorium, initially put in place in March, was set to expire in July, but Gov. Doug Ducey issued an executive order delaying the enforcement of evictions for renters who were impacted by the coronavirus until Oct. 31. Renters are still legally required to pay back everything they owe from the time they started withholding payments.
Arizona Judicial Branch Spokesperson Aaron Nash told KTAR News 92.3 FM tenants must prove financial hardship due to COVID-19, notify their landlords again, request a payment plan and apply for financial assistance.

Tenants must act by Aug. 21 for protection through Oct. 31.
“There is a little bit of leeway if somebody misses the Aug. 21 deadline of notifying the landlord,” Nash said. “But they really should have this updated form.”
The Arizona Judicial Branch has provided guidance for processing eviction-related matters online.
“Landlords can still file for eviction, and then, it depends on the tenants’ status and what they’ve worked out with their landlords in terms of what happens when they get to the court,” Nash said.
