What $125,000 buys you in New Orleans right now

Homes in five neighborhoods

Welcome to Curbed Comparisons, a column that explores what one can rent or buy for a set dollar amount in various New Orleans neighborhoods. We’ve found five homes within $5,000 of today’s price, $125,000. Vote for your favorite below.

Here’s a tidy two-bedroom, two-bathroom home on a fenced corner lot in the 7th Ward for $125,000. The interior photos really don’t do it justice. Highlights include granite countertops and natural stone floors in the kitchen, and a petite deck out back. The owner will pay closing costs up to $5,000.

Cozy? At 274 square feet, that’s a yes. Efficient, charming, and a short walk to the Quarter? Also yes. Built in 1868, this Treme condo comes furnished and features tile floors, French doors, and stained glass transoms. If the petite abode ever feels cramped, take heart—there’s a large courtyard and a stoop that invites hang sessions. Condo fees are $237/month, and the asking price is $129,000.

This 400-square-foot condo sits in an elegant high-rise right on St. Charles Avenue. The studio is simple, with a kitchenette and full bath, but the building’s common areas offer beaucoup amenities: a pool, gym, sauna, grill, and meeting space access are all included in the $240/month HOA fees. Plus, the location (right on Mardi Gras parade routes, situated between the Garden District and CBD) can’t be beat. The asking price is $129,000.

Normally, $119,900 is enough to get you a condo or single shotgun—but that price tag will snag a double in St. Claude. Built in 1943, this double shotgun on Desire Street is adjacent to Bunny Friend Park. Each side has two bedrooms and one bathroom, and the electrical system, plumbing and kitchen were updated in 2012. The home also has a new roof. Live in one side and rent the other at the Road Home regulated rate of $650/month—that’s almost enough to cover the $712/month mortgage payment.

At 1,583 square feet, with a huge, fenced yard and parking for five (!) cars, this lower 9th Ward home offers plenty of room to stretch out. Highlights include granite countertops and a new stove in the kitchen, tile floors, and arched doorways. The three-bedroom, two-bathroom bungalow is a 10-minute drive from downtown, and asks $127,500.
