Here’s what $350K buys around New Orleans

Homes in five neighborhoods

Welcome to Curbed Comparisons, a column that explores what one can rent or buy for a set dollar amount in various New Orleans neighborhoods. Is one person’s studio another person’s Shangri-la? Let’s find out! Today’s price: $350,000.

Built in 1863, this Victorian camelback in quiet, leafy Algiers Point brings a lot of value to its price point. The beautifully maintained property has plenty of original elements, including fireplaces, heart pine floors, and mill work. Its new additions—including a pergola in the backyard patio—enhance its period charm. The two-bedroom, two-and-a-half bathroom is asking $349,000.

Carnival is the season for French Quarter shopping—and that includes real estate. This jewel box of a one-bedroom condo could serve as a pied-à-terre or a full-time residence. A recent renovation added quartz countertops, stainless-steel appliances, a wine rack, and a farmhouse-style sink. The chandelier and abundant natural light give a spacious, airy feel to the 592-square-foot dwelling. HOA fees are $373/month, and the asking price is $349,900.

If you want a house but don’t relish the yard work and upkeep, this renovated shotgun double (converted to a single) in the Lower Garden District may be for you. In addition to on-trend touches like open shelving and an expansive master closet, it also has all-new plumbing and sits on a petite lot that requires no mowing. Its coolest feature is the master bathroom’s combination indoor-outdoor shower. The three-bedroom, two-bathroom abode covers 1,310 square feet and asks $349,500.

Quaint on the outside, clean and classy on the inside, this Victorian side hall in the Esplanade Triangle is a stone’s throw from the Fair Grounds Race Course (you can probably hear Jazz Fest headliners from its front porch) and City Park. The two-bedroom, two-bathroom has luxe touches throughout, including quartz countertops, chandeliers, and a glass enclosure shower. The 1,170-square-foot-home is asking $349,900.

Is it just us, or are there a lot of gorgeously renovated Victorians at this price point? This three-bedroom, two-and-a-half bathroom home in Treme is full of cool, surprising touches (diamond-shaped windows, pops of teal on the exterior, transoms above the kitchen windows). It also boasts a wet bar that faces a wall of windows overlooking the rear patio. The 1,800-square-foot home asks $350,000.
