What $400,000 buys around New Orleans now

Homes for sale in Central City, Uptown, Gentilly, and Bywater

Welcome to Curbed Comparisons, a column that explores what one can rent or buy for a set dollar amount in various New Orleans neighborhoods. Today’s price: $400,000 (or thereabouts). Vote for your favorite below.

If former New Orleanian Lenny Kravitz ever decided to move back, this might be the place he chose to call home. With its black walls, quartz countertops, and clean lines, this new construction in Central City is as cool as it gets. The three-bedroom, two-and-a-half bathroom home covers two stories and 2,040 square feet. It’s asking $409,000.

This elegantly renovated circa-1800s converted double in Bywater comes in under budget at $389,000. In the front of the home, find a chandelier-hung dining room and living room. These lead to a den with an exposed brick fireplace and a new kitchen. The master bedroom also features a walk-in closet. All in all, the two-bedroom, two-bathroom home covers 1,466 square feet.

St. Charles Avenue address? Check. A lobby with a crystal chandelier and curving staircase where there’s ample room to tuck a baby grand piano underneath? Check and check. Yes, this two-bedroom, two-bathroom condo provides everything you need to live like New Orleans royalty, except perhaps for the Rex membership. However, it does offer 24/7 security, a gym, a courtyard, and rooftop terrace, all for $399,000 (and $750/month HOA fees).

This Uptown shotgun is cute, and it knows it’s cute. Sounds far-fetched, but how else can you explain the relentless assault of so many charming details? The working transoms! Open shelving! Exposed brick fireplaces! Original pine floors! Built-in bookshelves! Just when you think you’ve seen it all, the two-bedroom, two-and-a-half bath home hits you with that palm-shaded deck. The asking price for 1,231 square feet of cuteness is $389,000.

How about all those stylish new constructions going up in Chilly Gentilly? This might be the chicest of the bunch, thanks to touches like barn doors, skylights, and what appear to be decorative LED lights. The three-bedroom, two-bathroom cottage covers 1,883 square feet and asks $389,000.
