Here's The Average Rent Near The Vienna Metro Station

An annual study looks at the median rent near each Metro stop in the DC region. Rent near some stations increased or decreased.

VIENNA, VA — Proximity to a Metro station is an appealing apartment characteristic for renters in the DC region. But area residents know prices tend to be higher the closer you are to a station, one of the challenges in an increasingly expensive market.

Apartment search website RentHop put together an interactive map of rent by Metro station to visualize just how much rent costs. The analysis found rent for a one-bedroom unit increased by 2.4 percent from 2018 to 2019 overall in the DC region.

Changes in rent prices varied by Metro stop, however. Rent increased near 65 stops, as compared to 50 stops with rent increases last year. On the other hand, there were rent drops at 19 stops, less than the 35 stops that saw decreases in 2018. Five stops had no growth in nearby rent prices.

The Vienna/Fairfax-GMU station has an average median rent price of $1,500, a 6.2 percent increase from last year. Despite the staggering change, the price remains lower than those of other areas near Metro stations in Northern Virginia. By comparison, average rent is $1,713 near Dunn Loring, the next closest station to Vienna/Fairfax.

The interactive map shows the most and least expensive rents using color coding. The most expensive rents ($2,200 and up) are found in the center core of Washington, DC.

The stations with the most significant rent increases were:

  • Farragut North (Red Line): $2,550, 10.9 percent
  • Benning Road (Blue and Silver Lines): $1,377, 8.4 percent
  • Southern Avenue (Green Line): $1,227, 7.9 percent
  • Arlington Cemetery (Blue Line): $2,000, 7.8 percent
  • Dupont Circle (Red Line) $2,285, 7.5 percent
  • Minnesota Avenue (Orange Line) $1,175, 6.8 percent

The stations with the most significant rent drops were:

  • Rhode Island Avenue (Red Line): $1,995, 7.2 percent
  • Addison Road (Blue and Silver Lines): $1,120, 6.7 percent
  • Twinbrook (Red Line): $1,650, 6.0 percent
  • Gallery Place (Green, Red and Yellow Lines): $2,350, 4.1 percent
  • Morgan Boulevard (Blue and Silver Lines): $1,200, 4.0 percent
  • Waterfront (Green Line): $2,225, 3.3 percent

RentHop came up with the results using its one-bedroom apartment data from March through June 2018 and 2019 and WMATA GIS data for Metrorail stops. The site calculated the median of 25 non-duplicated listings within a radius of a Metro station.
