New 23-acre development will bring businesses to southwestern Sioux Falls

A new commercial development is coming to a growing area in the southwestern corner of town.

The Westown Marketplace will include a mix of retail and office space, with restaurants, banks and various strip malls, Ryan Tysdal, a commercial broker on the project, said Monday.

The 23-acre site is being developed by Harr & Lemme Commercial Real Estate Inc. at the intersection of 41st Street and Ellis Road.

It will be a nice fit for a part of the city with lots of housing and a shortage of available commercial space, Tysdal said.

“There’s never really been a shortage of demand for tenant space in that area but there really hasn’t been any inventory at all,” he said.

A new Sanford Health clinic with an attached Lewis Drug make the area even more attractive for potential retailers and restaurants looking for a place to open a location in Sioux Falls’ growing west side, Tysdal said.

Tysdal, an agent for Van Buskirk Cos., is co-listing the site with Joel Ingle, a commercial broker with Harr & Lemme.

There are 10 acres of the development already under contract, and construction is set to begin in early summer, Tysdal said. He expects Westown Marketplace to take shape over the next two or three years in a neighborhood that has already proven to be welcoming to new commercial businesses.

Westown will draw interest from fast food restaurants, dental services, fitness centers and financial service firms, Tysdal said.

“The more convenient and closer to home you can make it, the better they do,” Tysdal said.
