Breadico, Covert Ales signed up for East Bank Depot, downtown Sioux Falls' next mixed-use development

A mixed-use development will bring some popular Sioux Falls establishments to the downtown area.

The East Bank Depot, a re-envisioning of the old freight building at 424 E. Eighth St., was issued building permits this week for $7.4 million in construction.

Plans for the project show an effort to bring new businesses and loft apartments to the bustling stretch of Eighth Street near the former rail yard.

Breadico and Covert Artisan Ales have already signed up for first-floor storefronts, said Mark Vellinga, commercial broker for the property.

Construction is expected to finish in September.

“We’re trying to move as fast as we can, but within reason,” said Vellinga, with JMV Consulting.

JMV and Howe Investment Company announced the project last fall.

Breadico closed its retail storefront in the flatiron building across the railroad tracks early this year. Covert Artisan Ales runs its small brewery and taproom in an industrial area near the western edge Sioux Falls.

Owners of both businesses weren't immediately available for comment.

The goal during the ongoing remodel has been to retain historic elements of the original building, while updating and expanding the square footage with modern designs, Vellinga said. The two-story building will have more than 6,000 square feet for retail and two apartments on the second floor.

“There will be some nice patios in for the retail space, for some outdoor seating,” Vellinga said.
