New strip mall to bring gym, retail space to southwest Sioux Falls

A new strip mall could be the first step in transforming an up-and-coming part of southwest Sioux Falls.

Construction has already begun on the Three Fountains Plaza at 2301 W. Trevi Place, which is expected to open in February, said Joel Dykstra, chief executive officer of RMB Associates, the limited liability company that is developing the plaza.

The 9,600-square foot retail center, which has space for four businesses and a drive-thru, already has its first tenant lined up. Top Fitness, a gym focused on personal training, has leased the largest suite in the building, Dykstra said. The rest are still available.

As southwest Sioux Falls continues to expand, more homes and businesses are looking to the 85th Street and Western Avenue area. In 2015, RMB built the Village at Three Fountains, an upscale, 182-unit apartment complex that will sit directly behind Three Fountains Plaza.

Residents' desire to see more amenities in the growing area has helped shape RMB's vision for the future, according to Dykstra. Other factors include the planned interstate interchange at 85th Street and Interstate 29 and a new Avera Health campus near 69th Street and Louise Avenue, both of which are poised to bring more visitors and residents to the area.

"We see this whole area growing and developing," Dykstra said.

As for what kind of businesses can be expected to take up residence in Three Fountains Plaza, Dykstra says the developer is open to a number of concepts.

"Everybody wanted a coffee shop," he said. "We could (also) take a fast food place or two."
