Day care, chiropractor add to growing southeast Sioux Falls development

A day care and chiropractor's office are the latest to join a growing pocket of southeastern Sioux Falls.

Land south of the roundabout at Southeastern Avenue and 69th Street has long been undeveloped, but Sioux Falls' outward growth has already led to the arrival of some town homes and a few small office buildings.

But nearby acreage owned by the Harrisburg School District has prompted the arrival of a new chiropractic office planned for East Bison Trail, along with an already well-known Sioux Falls day care center.

Little Tykes University is buying land just south of the roundabout and plans to move to the new facility in January, owner Corri Poore said Wednesday. 

"When we were looking for a place, we wanted to be close, obviously, to new and upcoming neighborhoods,” Poore said. "It kind of gives you a bigger pool to pull from."

Little Tykes' new day care center will be 2,500 square feet, compared to its current location, which is just more than 1,000, Poore said. The new location will have a bigger play area and more space for a garden, which will help provide lessons for an important part of Little Tykes' curriculum. 

"Nature is a huge component, so were excited about being able to include that," Poore said.

The potential for a new school and the development of multi-family housing nearby make the stretch of East Bison Trail desirable to commercial tenants such as Little Tykes, said Reggie Kuipers, a broker for Bender Commercial. 

Kuipers worked on the land sale for a nearby parcel, which eventually went to Cosand Construction and the co-owners of a new chiropractic office and hair salon being built. Cosand just filed building permits this month to build the office, with an estimated price tag of $929,000.

“There's a little momentum out there right now," he said.
