The first phase of a 1,300-home development in east Cambridge was given the go ahead today (August 21).

Detailed plans were agreed for the first phase, including 239 homes, a nursery, retail and office space, and a centre-piece market square.

Outline planning permission has already been granted for a 1,300 home development on the site.

The reserved matters application decided today grants final permission for the first phase, but the rest of the development will have to secure permission before construction.

The developer for the Wing “urban village,” all to be built on land north of Newmarket Road, to the south of Fen Ditton and adjacent to the Park and Ride to the east, is Hill Marshall LLP, a joint venture between Hill and the Marshall Group.

Speaking after the meeting, Henry James, development surveyor for Hill, said “realistically homes may be available from the middle to late part of next year”.

The developer’s agent, Will Cobley, told the committee the approved first phase “will provide the heart of the new settlement, including new public space, flexible community space – a cafe, nursery – and convenient retail. This will sit alongside a new primary school to ensure an attractive and vibrant local centre.”

He said the homes would provide “genuinely mixed communities”.

“Ultimately the scheme seeks to provide a desirable place for future generations to live and work,” he said, “which will be reinforced by Marshall’s continued stewardship of the scheme.”

The Cambridge fringes joint development control committee, made up of councillors from the city council, South Cambridgeshire District council, and the county council, approved the plans unanimously today (August 21).

Of the 239 homes, 77 will be designated affordable – 25 for affordable rent, and 52 for shared ownership. The development provides 399 parking spaces.
