Buyers are being offered the opportunity to snap up a luxury eco home for £5.5million - but they will have to build the property themselves. 

The property in Hythe, Kent has gone on the market but at present potential owners will only get a 1960s home on a plot of land. 

But the plot comes with planning permission to knock the existing house down and replace it with a state-of-the-art five bedroom ultra-low energy home which will include an indoor swimming pool, wine cellar and climate-controlled garage.

The property has been owned by Kelly Penson's family for almost 50 years and the eco mansion, named 'Ancona' has gone on the market with Savills for £5million - or buyers can purchase the plot for £1.5million.  

He has put the off-plan property on the market with estate agents Savills and the price tag includes the cost of the high-spec build, which would take about 18 months and cost around £4million.

The property would have floor-to-ceiling glass and cantilevered terraces overlooking the English Channel and the neighbouring Sene Valley Golf Course.

Mr Kelly's plans also incorporate wildflower sedum grass roof coverings, triple glazing, under-floor heating throughout, an 8kW solar panel system and a mechanical ventilation and heat recovery system.

The house would have 6,740 sq ft of accommodation over four floors and the plans provide six reception rooms, five en suite double bedrooms, a gym, spa and a wine cellar that can hold 1,222 bottles.

There would be a dramatic entrance lobby with a helical staircase, an elevator for the three above-ground floors and the indoor pool and gym complex and a garage/store room for a car collection. 

The house is a ten-minute drive from the Eurotunnel terminal, for quick and easy access to Europe.

Mr Penson said: 'The words 'eco' and 'mansion' rarely get used in the same sentence and mansions still get built now without the eco credentials, but I want high net worth individuals to take responsibility for the environment too.

'This property won't cost any more to run than a normal family home, and that includes with the swimming pool, and we hope it should be energy neutral.

'We would build it to Passivhaus principles, so it's almost airtight with any heat inside unable to leak out and any cold outside unable to get in.

'Everything inside the house where possible would be electrically-operated and run off solar panels and there will be Tesla batteries to store any unused energy for night-time or days with lower light levels.

'In the construction itself we are trying to use recycled and recyclable materials wherever we can.

'It's a really exciting project and I have received amazing feedback from industry experts.

'This is one of the best undeveloped sites in the area and the house will have commanding views. It's about 25 miles to the north coast of France, which you can see on a clear day.'

Will Peppitt, from Savills, said: 'I don't know what surprises me more - that you can build a contemporary mansion that is virtually carbon neutral or that you can be in my favourite restaurant in Calais, eating langoustine and filet de beouf in about an hour - and on the way back from France you gain the hour so you arrive back before you started.

'It's not built yet but it will make an amazing home and these CGIs are the best I have ever seen.

'Kelly Penson is passionate about creating an eco mansion and proving you can have a big house but still be eco-friendly.

'More and more people are interested in their carbon footprint and what they are doing for the environment. With this property you can have all the toys but none of the guilt.'
