A freehold site in a North Devon town with permission for the development of up to 300 new homes has gone on sale.

Brought to the market by national agents Savills, the land in Bideford, currently in agricultural use, extends to 28 acres and will be sold by informal tender. The sale excludes a small parcel which the council intends to retain for the development of six 400 square metre ‘right to build’ plots for sale to private individuals.

Outline planning permission for up to 300 residential dwellings, associated infrastructure and public open space, was granted by Torridge District Council in May, 20 per cent of provision will be affordable and will include a mix of social rented, shared ownership, discounted open market and affordable rented accommodation.

The site, which is bisected by Manteo Way, is close to facilities including a Tesco Store, East-the-Water Primary School and Bideford Community Hospital. The developer will contribute towards local primary education and towards the much-anticipated new Bideford Skate Park.

Cary Leighton of Savills Exeter who is handling the disposal said: “Bideford has undergone considerable regeneration in recent years and continues to benefit from investment into its town centre, public realm and infrastructure under the Northern Devon Economic Strategy 2014-2020.

“This sale will result in the delivery of much-needed housing in an area that is already well-served by local amenities and is only 0.5 miles from the regenerated town centre.”
