A Lancaster business park looks set to expand after plans to build more than 20 new incubator units were recommended for approval.

Keer Park is located in Carnforth and comprises a host of commercial and office spaces.

The existing buildings within the site formed part of TDG's distribution facilities, which were occupied until the early 2000s before being repurposed and re-let.

Proposed is the erection of three blocks, which will be set out adjacent to the existing warehouse building. Each would comprise seven light industrial units with parking.

They would be earmarked as flexible starter operations, with each block comprising 3,500 sq ft of space.

"The proposals aim to provide a simple robust low key development that will provide clean modern sustainable, low energy flexible and accessible commercial incubator facilities," read a design and access statement put together by FOB Architecture.

"The units aim to cater for a variety of users. The flexible frontage openings can be adapted to suit tenant or owner requirements within a consistent pallet of materials and infills either roller shutter, glazed or solid screens subject to requirements."

The application noted that the proposals are part of the clients programme for the regeneration of Keer Park, including the reconfiguration of the existing assets to provide lettable accommodation for a variety of organisation and employment uses and the removal of redundant structures that will further enhance opportunities.

A report to Lancaster City Council's planning committee said: "The proposed development would result in employment development in a location that is supported in policy and matters relating to highways and air quality can be adequately dealt with by condition.

"On this basis this application is recommended for approval."
