Approval nears for 345-home project

The final go-ahead for a 345-home residential project in Chepstow is poised to be given after a reserved matters application was recommended for approval.

The Fairfield Mabey Site was identified as a strategic development site under Monmouthshire Council's adopted Local Development Plan (LDP).

In November 2017 outline planning permission was granted for redevelopment of the site to create a new neighbourhood.

The application, which seeks approval for a range of homes including apartments, houses and sheltered accommodation for the elderly, as well as other provision related to appearance, layout landscape and scale, was submitted by Barratt and David Wilson Homes.

The report to be considered by the planning committee reads: "The principle of this development is already established via the designation within the LDP and the outline planning approval.

"The layout and design of this proposal provides a unique development that reflects its industrial past and promotes a strong sense of place that accords with the objectives of Planning Policy Wales and the policies of Monmouthshire LDP. The proposal will provide high quality development that reflects the distinctiveness of its location.

"There would be a high proportion of Green and Blue Infrastructure within the site including the riverside path, green corridors and play provision. There is a large amount of tree planting throughout the site including a tree-lined avenue and a community orchard.

"The layout of the site has been carefully considered to invoke a sense of place and to provide key focal points throughout the site.

"The design of the dwellings and choice of finishing materials result in the proposal respecting the distinctive industrial heritage of the site and this includes preserving the setting of Brunel House."

Monmouthshire County Council's planning committee meets on Tuesday 7 May to consider the proposal.
