The face of Kent is changing with new developments popping up in every corner of the county.

Hundreds of homes promised here, new leisure centres promised there and all sorts of other goodies.

Over the last few years we've been delighted to see some highly anticipated developments come to fruition.

The Dover Leisure Centre recently opened, St James in Dover has been a great improvement for the town and we've enjoyed the rebirth of Dreamland.

Folkestone's Harbour Arm has gone from strength to strength, and its a great time to be living in the county.

But what about the developments we've been patiently waiting for but are yet to see?

We've rounded up 15 of the biggest Kent projects that may never happen.

Manston Airport

RiverOak Strategic Partners is seeking to re-open Manston Airport after it closed in 2014
RiverOak Strategic Partners is seeking to re-open Manston Airport after it closed in 2014

Some want planes to fly from Manston, other people want the former Thanet airport to become a housing development.

Currently, it's a back-up lorry park used during Operation Brock.

Will it ever be completed? Well we don't even have a direction for it yet (houses vs planes), so who knows.

London Paramount

Previously known as Paramount London the park has now re-branded as "The London Resort"
Previously known as Paramount London the park has now re-branded as "The London Resort"

Dubbed the 'UK's answer to Disneyworld', the theme park planned for Dartford could bring 50,000 tourists in every day.

Will it ever be completed? Sadly the future looks uncertain. The proposed opening date has been pushed back by five years to 2024. But there's a long way to go yet.

Ashford Designer Outlet expansion

This picture was taken from the roof, where you can see progress is being made

The McArthurGlen Outlet is undergoing a £90 million expansion, which will see 50 new big name brands open at the shopping centre in Ashford.

Will it ever be completed? Almost definitely. It's on the homestretch so something pretty drastic would have to happen for it to stop now.

Farthingloe

The plans are for 552 homes, a 90-apartment retirement village, a health club, a 130-bed “prestige” hotel and conference centre and other developments across Farthingloe and Western Heights.

Will it ever happen? Plans were resubmitted last month, so it's looking possible

Connaught Barracks

Around 500 new homes are planned for the former Ministry of Defence site, in Dover, which has already seen a demotion of buildings in 206.

Will it ever happen? It's taking all the right steps forward so it looks very likely.

Ebbsfleet Horse

Plans for the horse have been shelved since 2012
Plans for the horse have been shelved since 2012

Plans to erect an 'Angel of the South' in the shape of a giant horse at Ebbsfleet International station were first suggested 10 years ago.

Funnily enough, no such pony has ever been part of so much as a planning application.

Will it ever happen? Err probably not. Plans were shelved in 2012.

Folkestone Urban Skatepark

The world first sports centre will include three levels of skate park, a boxing club, offices, a cafe, three levels of skate park, and a climbing wall
The world first sports centre will include three levels of skate park, a boxing club, offices, a cafe, three levels of skate park, and a climbing wall

A world first with three floors of skating, the Urban Skate Park has been a long time coming having been in the pipeline for years.

Will it ever happen? YES (hopefully)" The end is in sght and it's due to open this year.

ABC Cinema - aka 'The Belvedere'

How the ABC cinema site in the centre of Tunbridge Wells could look - the scheme is called The Belvedere

The £90 million development of the ABC cinem site in Tunbridge Wells has repeatedly been hit by delays

It's a scheme for shops, restaurants, 99 flats, offices or a GP surgery and a cinema.

Will it ever happen? Hopefully. It's virtually on its way and the delays appear to be minor roadbumps rather than catastrophic endings. We hope.

Cable Car from Dover Castle

Here's what the proposed cable car site at De Bradlei Wharf could look like

The plan is to introduce a cable car connection between the waterfront area and Dover Castle.

De Bradelei Wharf or Camden Crescent short listed by the council as potential sites for the base station, with Granville Gardens the preferred ‘drop-off’ site for operators, the other being Wellington Dock.

Will it ever happen? Hard to say. It's very ambitious but it's made it as far as Dover's corporate masterplan so we live in hope.

Libertines Hotel

Rocker Pete Doherty and his band mates promised Margate a hotel over a year ago and we've waited very patiently.

The Libertines planned to revamp the former Palm Court Hotel on Eastern Esplanade, Cliftonville, and they've already opened the recording stdio i hebasement.

Will it ever happen? The opening date for the bar and hotel keeps being put back.

Added to the fact the band went ca in hand to fans offering them a brick for £125 (that's an expensive brick), it's looking less and less likely.

Otterpool Park

The site of the proposed Otterpool development will be built on land between Sellindge and Lympne over the next 30 years
The site of the proposed Otterpool development will be built on land between Sellindge and Lympne over the next 30 years

A total of 8,500 homes are planned near Folkestone on the former racecourse between Lympne and Sellindge.

The development promises its very own high street, a Park and Ride bus scheme, up to 8,000 new jobs and a potential upgrade of Westenhanger Station to include the HS1 service.

The plan's been on the cards for years but is incredibly unpopular, sparking a number of protests.

Will it ever happen? Probably. The council owns the land and they're determined to persevere.

Princes Parade

Protesters believe Princes Parade should be kept as an open space
Protesters believe Princes Parade should be kept as an open space

The £29 million project plans to build up to 150 homes, a hotel with retail and restaurant and cafe space, a children's play area, and a gym including a new swimming pool in Hythe.

Planning permission was approved in 2018  for the controversial development, but financial concerns have slowed the whole process down.

Will it ever happen? Probably, because we've come quite far. And F&HDC want to start building in 2020.

Mountfield Park

An artist impression of the potential development Mountfield Park

With 4,000 houses planned in south Canterbury, it's of little surprise the development has caused controversy.

Planning permission for Mountfield Park was granted in 2016 but the scheme had to make its way through a Court of Appeal process recently..

Will it ever happen? It's still not concrete. Campaigners may have lost their High Court bid to throw the plans out but they've vowed to battle the proposals at every stage.

Borough Green Garden City

A huge swathe of green belt land between Borough Green and Wrotham Heath is earmarked for 3,000 homes as a "garden village".

Plans to build in stages would see 1,720 homes built by 2031 - the date of the next Local Plan, with a further 1,280 homes to be constructed thereafter.

Will it ever happen? Still too early to tell. It's a very ambitious development in the very early stages.

Howe Barracks

This Canterbury sit is an anomaly in this list as there is no concrete plans for it - and that's the problem.

The abandoned former cul-de-sac, home to military families, has been left in a state of disrepair, with the MoD seemingly in no hurry to change the situation.

Will it ever happen? Well as there's no plans for development, no, it won't.

UK's biggest Solar Park

A huge solar park is planned on a site near Faversham with the developers behind Cleve Hill Solar Park in Graveney behind the proposals.

The huge 1,000 acre site would have 800,000 panels, which would provide electricity to more than 91,000 homes.

Will it ever happen? The government are considering but Kent Wildlife Trust are against it. So it's too early to tell.
