Continuous growth in north Bismarck has developers interested in leasing out land for commercial tenants.

Taylor Daniel, a realtor with Daniel Companies, is working with a landowner to turn a corner parcel off highway 83 into a retail plaza.

Jamie Stephens is the owner of the northwest corner of Ottowa Street and East Lasalle Drive.

Stephens is looking at two options to transform this piece of land into a commercial development.

As of now, there are two options for this parcel.

The first is a ground lease option. In this case, Stephens hopes to find an anchor business, like a restaurant or other large commercial alternative.

The second is a build to suit with plans outlined for what's called Shoppes on 83.

In this case, the owner would develop and lease out a strip center built on the 2.12 acres of land.

Taylor Daniel, one of the realtors for this property, says the owner chose to buy because this piece of land is the last corner parcel left off highway 83 in north Bismarck coupled with the desire to be a part of the growth the area is experiencing.

Daniel explains the goal with this project is to open a door for a new business or businesses to thrive in north Bismarck.
