Fresh plans to convert an old shoe factory in Hinckley into 35 flats have been filed.

Essentia House at 56 Upper Bond Street could be turned into four one-bedroom units, 28 two-bedroom units and three bedsit/studio apartments, spread across three flours.

The site would include 25 parking spaces, up from the 14 spaces that were proposed in a similar scheme to convert the derelict building into 35 flats, that emerged in January 2019.

The previous application was withdrawn.

Charging points for hybrid vehicles would be included in the parking area, with one charger for every three spaces, along with a cycle storage area.

Vehicles would access the site via gated entrances off Upper Bond Street, with an exit only onto Factory Road.

Residents in Factory Road have raised concerns about the impact of the project on street parking, which is already very busy in the largely residential area.

A design statement filed with the fresh plans said: “The flats will be self-contained dwellings with open plan lounges, kitchen living areas, with bathrooms and ensuite bathroom where possible.

“They are suitable for today’s modern town centre living needs.

“The provision of the basement as a multifunctional communal area will ensure that all the social habits of home can be satisfied.”

It said all the flats would be sold on the open market with hopes to attract young professionals such as doctors and nurses and people who would work in the town.

Parts of the sides of the red brick building would be demolished as part of the re-design.

The main entrance will be on the south side and will have a portico style including four columns and a balustrade.

Permission was granted in 2008 to demolish part of the building and convert it into 23 flats and to build new offices on site.

It has been vacant since 2013/14 when parts of it were damaged by fire.

The factory was built between 1887 and 1903 and by 1965 had become a footwear manufacturer.
