A ‘Luxury Rustic’ Farmhouse in Nebraska

This authentically rustic Nebraska farmhouse was custom built in 2016 by its current owners using a post-and-beam kit house, according to the home’s agent Staci Mueller. Natural elements are favored throughout the home, which has a steel corrugated roof and a pine exterior.

Oozing character, the horse-barn-style home is filled with repurposed farmhouse features, from custom sliding-door “horse stall bedrooms” to tractor seat bar stools, every detail has been hand-crafted and custom designed.

The five-acre plot is one of 11 in the Homestead 77 development, and the only home currently completed. Conceived as a “rustic chic neighborhood,” the development is soon to include walking trails and plants native to Nebraska, Ms. Mueller said. She added that while many of the local neighborhoods tend to be quite manicured, the owners wanted to keep this development “more natural and of the earth.”

The 4,320-square-foot space has two bedrooms, one full and two partial bathrooms. There are also an additional two non-conforming bedrooms. Currently configured as bedrooms, these rooms, off the lower floor open-concept space, could be used for any purpose.

Amenities

This 5.1-acre property makes up Lot 10 of the 77-acre development, with up to an additional 72 acres adjoining the property also available for purchase, comprising the full development of 11 lots in total. The price for purchase of the full development would be $2.96 million, according to Ms. Mueller.

The only other lot of the Homestead 77 development currently built contains a barn structure with five storage units. The owners wanted to keep the whole development “luxury rustic,” without the need for any outbuildings, Ms. Mueller said, so the storage lot serves this purpose. Once completed, the development is set to include several walking trails amid vegetation native to Nebraska, as well as additional storage options.

Lot 10 has four garage spaces, and a 10-foot diameter stone fire pit on the patio. There is also a functioning windmill, below which is a large water feature that flows elegantly over into a rock bed.

The house boasts a 2,880-square-foot main-floor workshop complete with two oversized garage doors and workbench space, as well as underfloor heating. The 1,440-square-foot upstairs space, similarly open concept, contains an office area and double doors leading to a balcony.

Neighborhood Notes

Located less than a 30-minute drive north of Omaha, Nebraska’s largest city, Homestead 77 is situated in scenic Washington County. Bordered on the east by the Missouri River, the area is characterized by rolling hills and high-acreage properties. Ms. Mueller describes Washington County’s demographic as “people with money who just want to get out of the city and have their own very private piece of land.”

The property lies just outside the city of Blair, conveniently positioned at the intersection of three highways. The family-friendly city boasts several excellent schools and parks, while Blair is also home to one of the largest bio-refinery campuses in the world. A diversified economy provides jobs in agriculture, retail, service industries, telecommunications, and technology, according to Ms. Mueller.
