Ruixing Wang had walked by the vacant corner spot in the back of Newark Shopping Center a number of times.

“I didn’t think I was going to have something here, but one day I just made an appointment and walked in and saw the space,” Wang said, seated at one of the tables at her new restaurant, QualiTea. “I felt like I really liked it. And that’s how it became more realistic, with the business.”
