Former pub in Ross-shire to be demolished to make way for new homes

Permission in principle has been granted to demolish a disused pub in Conon Bridge and build 21 homes.

Highland Council has agreed that the old Drouthy Duck pub in the village can be demolished and the open site behind it developed to form eight two-storey flats, a bungalow, two 1.5-storey semi-detached houses and 10 cottage flats.

The idea is to create a defined entrance to the village using the buildings’ gable ends, and enhance the existing High Street streetscape and entrance to the village, while also providing communal garden space to the rear.

Designers 360architecture say the proposed buildings fronting the street are a contemporary interpretation of existing nearby buildings.

Window proportions have been retained but with the central mullion removed to allow more light to enter.

Zinc accents have been incorporated around the windows to reflect the existing stone surrounds.

As part of the conditions, Highland Council is asking for a number of developer contributions including a community facilities contribution of £17,031 to be used by the council towards the work carried out at the Leanaig Centre, Ben Wyvis primary school,  and the proposed redevelopment of Maryburgh Amenity Centre, Seaforth Place, Maryburgh.

They are also asking for a primary education contribution of £7,678 towards the provision of a two classroom extension at Ben Wyvis Primary School ; a public transport contribution of £3,000  towards a cantilever bus shelter in the area; and a secondary education contribution of £4,027 towards a one classroom extension at Dingwall Academy.
