28-story condo tower planned for downtown Austin

A New York developer says it plans to build a 28-story residential tower at West 17th and Guadalupe streets in downtown Austin.

Reger Holdings, a private real estate investment trust based in western New York, said the high-rise project, called the Linden, will have 117 luxury condominiums ranging from one-bedroom to three-bedroom units. The project is slated to rise at 313 W. 17th St. on downtown’s northern edge, replacing the William Gammon Insurance building on Guadalupe Street.

A filing with the Texas Department of Licensing and Regulation lists the Linden’s estimated cost at $65 million and a construction start date of March 2.

The 319-feet-tall building is expected to take 22 to 24 months to complete, according to Reger’s website. The average unit size for the condos will be 1,250 square feet to 1,350 square feet, according to the website.

Plans call for eight stories of parking to be built above 5,000 square feet of ground-level retail and restaurant space, with condos filling the upper floors, according to Reger’s website. Amenities will include a 24/7 concierge, fitness center, pool, hot tub, clubhouse and grilling areas.

The building’s architect and interior designer is Rhode: Partners, which also designed Austin’s tallest building, the Independent -- a 58-story tower nicknamed the “Jenga tower” for its stacked, offset design.

Reger said the Linden will have a limited collection of two-story penthouses curated by Rhode: Partners. The lobby will showcase works of local and international artists.

Austin-based DEN Property Group is handling sales and marketing for the Linden.

“As Austin continues to grow, demand for residences downtown and the urban core will continue to increase, and we’ll see more development in areas that previously did not offer many residential options. The Linden is a perfect example of meeting that demand and provides an opportunity for residents to live in an area of downtown that still offers historic Austin charm while accommodating future growth,” Bryan Cady, a DEN partner, said in a written statement

Reger Holdings has developed residential and commercial projects across the country. In addition to the Linden and subdivisions in Manor and Kyle, the company’s website lists another project on tap for Austin called EastVillage, a 425-acre mixed-use residential community slated for East Parmer Lane.

Reger is led by the third generation of the Reger/Mader family members who founded the company and its various predecessors.
