Mixed-use neighborhood ranked best place to live in Austin

Turns out Austin's top neighborhood is only a few miles north of downtown. 

The lifestyle-ranking website Niche released its annual list of "Best Places to Live" and in Austin, the honor goes to "Triangle State."

According to Niche, "Triangle State" received an A+ overall grade as a neighborhood thanks to high grades for families such as public schools, nightlife and diversity. The ranking of neighborhoods was calculated by factors such as cost of living, housing and higher education grades. 

Niche defines the "Triangle State" area as: Guadalupe Street as the eastern edge; West 38th Street as the southern edge, North Lamar Boulevard as the western edge; and East 51st Street as the northern edge. In addition, the area includes the University of Texas-owned Whitaker Intramural Fields just east of Guadalupe Street and the Waller Creekside apartment complex on 51st Street. 

Within the neighborhood lies The Triangle, one of Austin's most notable mixed-use developments with apartments, retail and dining. Options include Corepower Yoga, Orangetheory Fitness, Hopdoddy Burger Bar and Maudie's Tex-Mex. The development also includes park area with a splash pad. 

Central Park and a shopping center anchored by Central Market are also located in the neighborhood. 

According to the site, more than 2,000 people live in the neighborhood. Median rent goes for $1,480, while a median home value sits at $119,755. Ninety-four percent of residents rent in the area. The median household income is $51,147.
