5 projects, 600 units, 2,200 beds: New student apartments to open before crush of students

The Standard at Tallahassee, located at the corner of Macomb and Virginia streets, is one of the new student housing complexes expected to open before students arrive for the fall semester.

Crews are working to finish five apartment buildings before the annual rush of college students settling in for fall semester. 

Karen Jumonville, director of the city's Growth Management Department, said the apartment properties plan to open by Aug. 1 or shortly thereafter and permits are underway to meet that goal. 

"The permitting and inspection processes are going very well," she said. "All indications are that the projects will move forward and be able to achieve their opening date."

Most of the apartment properties coming online are student oriented and concentrated within the Gaines Street District, with the exception of The Standard at Tallahassee in Frenchtown, the largest of them all with 254 units.

Together they represent an injection of nearly 600 units and 2,200 new beds into Tallahassee's apartment market. 

Formerly named Mosley Place, the Urban Enclave required a land-exchange partnership with the city of Tallahassee and land acquisition from Stearns-Mosley Condominium Association in order to proceed, which includes road improvements and a future public park that includes a courtyard and bocce court.

The Urban Enclave is the second phase of the Stadium Enclave property, located on a triangular wedge at Stearns and Mosley streets. Both Enclave properties are part of the larger Enclave at CollegeTown.

Landon Zimmer, project manager for the Enclave developments, said the Urban Enclave is slated to be complete by Aug. 21. All 149 units are leased out, he said. 

"We're looking forward to move-in day," he said.

The Flex at Stadium Centre — 78-unit student housing development with garage parking.

Number of beds: 340 

Location: 729 W. Gaines St. 

Freight Yard — Redevelopment project for one-bedroom units in the All Saints District. Developer plans to finish 12 of the total 32 units by August. 

Number of beds: 28

Location: 510 All Saints St. 

The Standard at Tallahassee — 254-unit student housing development, a 737-space parking garage, on-street parking, commercial and retail space and a plaza. 

Number of beds: 876

Location: 510 W. Virginia St.

The Nine at Tallahassee — 104-unit student housing apartment; includes retail space and a 337-space parking garage.

Number of beds: 435

Location: 924 W. Pensacola St.
