With an eye on the upcoming Assembly elections, the Manohar Lal Khattar government has doled out sops for thousands of property owners across Haryana by increasing the ground coverage across all categories.

The ground coverage for small plot with area up to 60 square metres has been increased to 85 per cent of the plot, with the floor area ratio (FAR) going up to 220 per cent.

The amendments to the Haryana Building Code-2017, which came into effect on June 4, allow 85 per cent coverage area for plots between 60 metres and 150 metres, pegging the FAR at 200 per cent. Similarly, those owning 150-225 squares metre plots can cover 70 per cent of the area and avail the FAR of 180 per cent.

Earlier, the ground coverage varied between 45 per cent and 66 per cent, while the FAR ranged between 100 per cent and 198 per cent for different categories of plots. For instance, the permissible ground coverage for plots measuring 3 marlas (75 square metres), 4 marlas (100 square metres), 6 marlas (150 square metres) and 8 marlas (200 square metres) was 66 per cent of the area, while for 10 marlas (250 square metres) it was 50 per cent. The FAR for 75 square metres and 100 square metre was 165 per cent, while for 150 square metre, 200 square metre and 250 square metre it was pegged at 145 per cent.

Now, for the 225-450 square metre plots, the ground coverage has been increased to 60 per cent, while the FAR will be 160 per cent. The ground coverage for plots above 450 square metres will be 50 per cent, with 140 per cent FAR. Sources say the amendments will be applicable to the “core areas” — thickly populated areas of old towns, areas of villages included in municipalities and areas not shown as existing town in the development plans.

The maximum coverage in “non-core areas” will be 66 per cent for plots up to 100 square metres with FAR of 165 per cent. For plots between 100 and 250 square metres, permissible ground coverage will be 66 per cent and FAR 145 per cent.

For plots between 250 and 350 square metres, ground coverage allowed will be 60 per cent with FAR at 130 per cent, while plots measuring between 500 and 1,000 squares metres, the prescribed FAR will be 100 per cent and ground coverage 60 per cent.


Relief for residents: Minister 

The new amendments will provide a much-needed relief to the residents across Haryana who had been demanding relaxations in the building code for long. The decision will go a long way in utilising the limited land available in the ‘core areas’ in a rational way. — Kavita Jain, Urban Local Bodies Minister
