Here we feature a number of housing projects across south Wales, that together will provide thousands of new homes.

Some are already under way, while other schemes are subject to planning consent approvals following recent land deals.

The schemes provide a wide range of properties from family homes to private residential apartments.

Monmouthshire

Plans for a major residential scheme in Monmouthshire have been revealed.

It comes as phase one of the Rockfield Farm site Undy has been sold to Bellway Homes, which proposes a scheme for 144 family houses.

The 12.9 acre has been been sold by Monmouthshire Council.

Savills Cardiff office managed the sale process.

Its director Gareth Carter said: "The sale was conducted by tender earlier in the year and it resulted in offers from seven interested parties.

Following a selection process, Bellway Homes emerged as the front runner. I believe the timing of the sale, following the decision to abolish the Severn Bridge Tolls, was an important factor in generating interest.

The phase one land will be developed by Bellway Homes over the next few years and they will be responsible for servicing later phases.”

Phil Murphy, cabinet member for resources for Monmouthshire County Council, said: “The sale of Rockfield Farm’s phase one site has been a strategic objective for several years.

"We are very pleased with the result of the marketing and the capital receipt will be re-invested n the authority’s 21 st Century School’s programme.

"We are also delighted that Bellway Homes will provide 25% affordable housing for rent during the lifespan of the project.

The sale conditions will enable later phases of housing and employment to be delivered and Bellway will also fund over £1.3m of improvements to local leisure and transport provision.”

Bellway plan to be on site in early 2019 with first occupations in late autumn.”

Tonyrefail

The 15 acre Parc Eirin project near Tonyrefail will deliver 225 homes for rent and sale.

The scheme is a partnership involving Tirion Homes, Pobl Group and Sero Energy.

It secured planning consent in 2015 and has subsequently been proposed as a low carbon development integrating innovative low carbon technology seamlessly into the building fabric.

It has been awarded funding through the Welsh Government Innovative Housing Programme to demonstrate and promote a new scalable housing model for Wales

Pobl will construct homes for sale and shared ownership, Tirion will construct homes for intermediate rent.

Site preparation works are complete and house construction is planned to commence in early 2019.

Merthyr

Work is under way on a new 153 new housing scheme at the site of the former Merthyr Vale Colliery site.

The Ymyl Yr Afon scheme is a partnership between Lovell and Merthyr Tydfil Housing Association

The £25 million development will create 110 two, three-and four-bedroom homes for open market sale.

It will also provide 43 one, two, three and four bed a houses and apartments on the land which lies close to the River Taff at Merthyr Vale, between Merthyr Tydfil and Aberfan.

Lovell regional managing director Kate Rees said: "Ymyl Yr Afon is the exciting next phase in the regeneration of the former colliery site and will bring much needed new homes both for sale and for affordable rent to this land which has lain empty for a number of years."

Karen Courts, chief executive of Merthyr Tydfil Housing Association, said:“We are delighted that building work is now under way for the development of 153 new homes, of which 43 homes will be affordable housing for rent from Merthyr Housing.

"We are committed to the regeneration of communities and we are excited to be working in partnership with Lovell on this development.”

The development is being funded by £3.1 million of grant from Welsh Government with the remaining cost being met by private finance secured by Merthyr Tydfil Housing Association.

Taking three years to complete the first residents are expected to move in during summer 2019.

The project continues the renewal of the former colliery – closed since 1989 – via a large-scale regeneration programme by Merthyr Tydfil County Borough Council, backed by the Welsh Government.

The programme has created a new access road, Golwg yr Afon, and a new primary school, Ynysowen Community Primary.

Llanilid

Work on the first phase of one the biggest housing schemes ever seen in south Wales is on track to start shortly.

It comes as Persimmon Homes has secured outlining planning permission - with a reserved matters application having now been lodged to Cardiff Council - for the first 400 homes for a development that will eventually see 1,500 homes built at a site south of Creigiau just north of junction 33 of the M4.

The 1,500 homes, which will take between 15 to 18 years to complete, will be developed by the housebuilder alongside a new primary school, shops, offices, sport pitches and a transport park and ride facillity.

Work on the first phase 400 home element will take five to six years to complete, but with the first homes expected to ready for occupancy in the first quarter of 2019.

The scheme is being called The Parish @ Llanilltern Village.

The remainder of the scheme is expected to be developed in phases of 400 homes a time. Each new phase will require planning consent.

Work on the first phase is expected to start no later than the end of next month.

Martin Smith, managing director for Persimmon Homes East Wales, said the first phase of 400 homes would create 1,700 jobs in the construction phase.

He added: “We are delighted to be progressing with this significant development, which will create a band new community on the outskirts of Cardiff.

“There is a desperate need for new housing in the city and we are doing everything we can to address that.

“But we are committed to also providing the infrastructure the area needs to flourish. In this case that means a primary school, shops, a park and ride facility into the city and sports facilities.

“We look forward to achieving detailed planning permission and starting work on this great scheme.”

The Parish @ Llanilltern Village will consist of two, three and four-bedroom homes.

Ebbw Vale

A five acre site at the former Ebbw Vale steelworks is being brought to market for residential development.

The land at the The Works regeneration scheme is being marketed on behalf of Blaeanau Gwent County Council by property advisory firm Savills.

It is envisaged that the Northgate site will accommodate around 70 new homes.

The Works is a £300m investment and one of Wales’ largest mixed use regeneration schemes that has seen the transformation of the former steelworks site (approximately 200 acres) in Ebbw Vale.

Gareth Carter, director at Savills Cardiff, who is handling the disposal process, said“The Works project to date has been an outstanding success, bringing new jobs, new facilities and life to an otherwise barren landscape. The public sector investment to date will be a catalyst for private sector commitment.

"The Northgate site is the first major land release and will no doubt attract a lot of interest, particularly as the necessary site infrastructure, remediation and re-profiling is complete

"At just under 5 acres and capable of providing about 70 new homes, 10% of which will be affordable. We have already had several expressions of interest and will be announcing a tender deadline shortly.”

Swansea

Property developer Waterstone Homes is set to make a return to housebuilding in Swansea after three year absence with a new residential scheme on the outskirts of the city.

Following the success of its Howell’s Reach development in Derwen Fawr, which sold out in just six months, the high-end housebuilder has confirmed a second Swansea location after securing another sought after site in the region.

Located in Killay the Copper Beeches scheme will consist of nine four and five bedroom family homes, incorporating a mix of semi-detached and detached properties.

Waterstone Homes last built homes in the city in 2016, when it completed its Howell’s Reach development of 17 four and five bedroom family homes in Derwen Fawr.

Work on the properties is due to break ground in January, with the homes expected to be completed and available in the autumn of 2019. Anticipated figures will be launched in the New year.

Penllergaer

Work has started to breathe new life into a historic Swansea location which was previously a work base for hundreds of council staff.

Cross Hands-based Enzo’s Homes has moved construction workers on to the site of Penllergaer’s former Lliw Valley Civic Centre.

They will build 80 homes with the project expected to be completed in late 2020.

The site was once home to renowned botanist and photography pioneer John Dillwyn Llewelyn.

Planning permission from Swansea Council was approved early this year, as well as a landscape management plan from Enzo’s Homes.

It details all existing trees and hedgerows, identifying which will remain and how they will be protected during construction.

The company will work with the council and an archaeologist to treat the site’s heritage with sensitivity.

The site’s Equatorial Observatory will remain in the centre of a large village green-style area at the heart of the development.

Swansea Council has sold the site to Enzo’s Homes as it continues to review buildings and land in its ownership.

Construction will follow the demolition of the former civic centre, of which only the footings remain. Measuring about 70,000 sq ft, it opened for the former Lliw Valley Borough Council in 1982 on part of a 14.58-acre site.

The homes being planned range from three-bedroom to five-bedroom properties. Three of the five-bedroom homes will replicate the appearance of the mansion house where John Dillwyn Llewelyn lived in the 19th century with this his family.

Dillywn Llewelyn had the observatory built on the estate as a 16th-birthday present for his daughter Thereza in 1851. It was from the observatory that they took one of the first photographs of the moon.

Cardiff

Plans for a 23-storey apartment for rent scheme, with a glass roof top level affording spectacular views over Cardiff and the Bristol Channel, have been revealed.

In what will be only its second project in the UK, Spitfire Urbane has acquired a site at the Capital Quarter development scheme in the centre of Cardiff.

While the project will need planning consent its 6,000 sq ft roof top level could include a bar, restaurant and fitness suite for residents, as well as a lounge and work space.

Commercial and retail space is planned for the ground floor.

The development consists of 307 apartments for rent, ranging from studio to two-bedroom.

The project is another sign of a shift in the marketplace away from student residential to private residential schemes.

It will look to exploit the growing number of jobs being creating in the centre of Cardiff, including the new HQ for HMRC at the Central Square office development, and growing demand for city centre living.

And Capital Quarter itself, where work is advancing on two new office schemes, is already home to more than 1,000 staff.

Spitfire Urbane, having acquired a land site for the scheme from owner of Capital Quarter, in property development firm JR Smart, is working with joint venture partner IM Properties on the project.

Its first build to rent apartment scheme is in Newhall Square in Birmingham, with further schemes with IM Properties in the pipeline.

Canton

Ely Mill


Plans have been revealed for the latest affordable homes to be built in the £100m The Mill development in Canton.

The “urban village” will include 800 properties ranging from one-bed flats to four-bed houses – half of which will be affordable homes – across the 53-acre site in Ely, formerly the home of the Arjo Wiggins paper mill.

A total of 460 of the homes have been given full planning permission – and 102 of the properties are currently being built.

The Tirion Group has now revealed plans for 78 more of the homes – which will all be affordable – at the site along Paper Mill Road.

The building work would take 14 months with a start on site in February 2019, if the planning application is approved. Tirion would aim to have the first wave of residents move in in late 2019.

Principality Building Society has helped to fund the construction of the first 100 rented homes at The Mill, as well as the infrastructure for the site as a whole. Talks are under way for PBS to provide finance for the next phase.

Cardiff council officers will consider the latest plans in the coming months.

The Mill, which will also include a neighbourhood centre, community hall, riverside park, bus routes and cycling paths, is due for completion in 2022.

More detailed plans for the rest of the development are expected to be submitted during 2019.

The Mill development, which began in December 2015, will deliver 358 homes for open sale by Lovell and 442 properties for rent by Tirion.

The development is being delivered by partners Tirion, Welsh Government, Lovell, Cadwyn Housing Association and Principality Commercial.

Barry

The brownfield site on Subway Road in Barry

A key waterfront development site in Barry has been acquired by housing developer Jehu.

The company has bought a disused brownfield site on Subway Road from Associated British Ports, in a property deal brokered by the Cardiff office of property advisory firm Savills.

The value of the deal has not been disclosed. ABP, which operates the Port of Barry, put the land up for sale having determined the site as no longer being strategically important to its port activities.

Jehu has yet to confirm the number of houses it plans for the land. Any project brought forward will need planning consent.

The 1.3-acre site, which is prominently located on the corner of Subway Road and Millennium Way, consists of a number of two- and three-storey brick buildings, set within a yard.

Llantwit Major

Some 149 properties are being built, with 18 having been reserved just five months after being released for sale.

Victoria Williams, sales director at Persimmon Homes East Wales, said: “People have been waiting for good quality, affordable new build properties in Llantwit Major for a long time, and therefore it’s no surprise that we have been inundated with interest.

“Building is coming along nicely and we anticipate the first homes to be occupied in spring next year.
